Under new EU legislation from the 1st October 2008, all properties rented after this date will require Eneregy Performance Certificates (EPC’s). The landlord is responsible for ensuring a valid certificate is made available to all prospective tenants.

EPC legislation is based around marketing of your property. If you have an exisiting tenant (since 01st October 2008) and there are no plans for them to vacate the property; there is no legal obligation to have an Energy Performance Certificate commisioned.

However, the Energy Performance Certificate is valid for 10yrs and by having an EPC produced now you could reduce the period from your tenant leaving to the property being placed back on the market.

The next step will be to arrange for one of our fully qualified energy assessors to visit your home and carry out an assesment. The energy assessor will contact you directly within 24 – 48 hours of the order being processed. The assessor will require approximately 45 minutes to gather the information required before compiling his report and generating the Energy Performance Certificate (EPC). If you have provided us with a contact email address when placing the order you will receive a copy of your EPC as soon as it has been made available. We aim to be able to send the Energy Performance Certificate to you within 5 working days.

We will pay your EPC costs if you are a Landlord and give us instructions to market your property on sole agency.
