We have prepared some guidelines to assist you in your decision:
Unfurnished
A property offered unfurnished should contain all carpets, curtains, light fittings and built in appliances. You may choose to leave other appliances, but you should be aware that any appliances you leave behind will be your responsibility to maintain in case of malfunction. This includes TV’s, Fridge, microwave etc.
Furnished
A property offered furnished can include all furniture as long as it complies with the Furniture and Furnishings (Fire) (Safety) Regulations 1988 (as amended in 1989 and 1993). Reconsider your decision to leave television, videos or expensive hi-fi equipment. The Furniture and Furnishings (Fire) (Safety) Regulations 1988 (as amended in 1989 and 1993) apply largely to persons letting residential property as a business.
Presentation
Presenting your property is very important to secure quality tenant at the maximum rental return. Your property should always be presented clean, fresh and well maintained. If you consider decorating your property, then we advise that you keep colours light and plain/neutral throughout. Curtains and light fittings should match and in good working order.
Maintenance
Your property is an asset and should therefore be maintained always. We have our own team of maintenance contractors who are extremely professional and experienced. In the event of a maintenance problems involving gas, electricity or water we will immediately instruct these contractors with prior agreement with you or we are we are happy to contact your own contractors. It is essential that we deal with the problem immediately to prevent further damage. Please be assured that we will always aim to keep costs to a minimum.
Gas Safety
Please be aware that Government Legislation requires the Landlord to hold a Landlord’s Gas Safety Certificate issued by a C.O.R.G.I Registered Engineer concerning all gas appliances in rented property.
